The Residence Luxury Lodge retreats are being offered for sale with various
ownership options.

Option1:

Fractional or shared ownership. The minimum share offered is that of a twelfth. Ownership for this share starts at £32,500 and offers guaranteed and flexible usage during Peak and Mid Peak seasons.

Option2:

Multiple shares can be purchased, offering greater flexibility of usage and opportunities to benefit from rental income.

Option3:

Full Purchase: For a limited time it will be possible to buy the outright freehold of a retreat and use in the same way as any other holiday home. You will be able to visit when you chose and take advantage of the resorts high occupancy rates to provide healthy income returns. Prices start at £295,000.

If you own one of the "Residence" properties, we will look after every aspect of your investment for you. We also have a rental return scheme, use your property when you want to and when your not using it we'll offer it to others, giving you a return on your investment.

What is it and how does it work?

What is it?

Simply put, it is the ownership of a property, where the title is divided amongst a number of individuals who all share ownership rights.

With regard to The Residence, this is a shared interest in the freehold title, held in trust by an independent trustee company.

Background to Fractional Ownership

Originally fractional ownership appeared in the United States where, shared ownership allowed a group of friends or like-minded individuals to buy a product (typically high cost/value) such as a yacht, villa or sports car that may otherwise be outside of their financial reach.


This has evolved now to allow individuals who do not necessarily know each other to have access to desirable lifestyle choices.


In the UK, this is a fairly new concept and sometimes gets unfairly perceived as timeshare. It is important to understand that there are fundamental differences between fractional ownership and timeshare.

Timeshare

Only allows a right of use to a property over a specified and clearly defined period of time. That is, a term of years, decided at the point of purchase and relating to specific times in a year that an owner may use.

Fractional Ownership

At The Residence this provides for ownership in a share or shares of the freehold title. A freehold title has no time limitation and so is owned indefinitely.

Usage rights

As the ownership at The Residence may be shared amongst a maximum of twelve owners, there is a need to share the usage of the property and facilities throughout the year in a fair and equitable way.

Therefore, we have guaranteed certain weeks during the most desirable dates of the year which are assigned to owners and then rotate annually so that all owners have access to these dates. Remember that as an owner you are able to use your property at any time subject to availability.
