Why buy one of the Retreats at The Residence?
There are many benefits to owning; Firstly you have a potentially appreciating asset in one of the country’s most desirable vacation locations. By owning a share of the property you have all the benefits of owning a ‘holiday home’ with none of the disadvantages. The initial cost is far less than buying outright, plus you don’t need to worry about maintenance, management or renting the property when you are not in residence.
What is Shared Ownership?

Shared Ownership offers buyers the opportunity to own an interest in a property. At The Residence ownership is divided between (up to) twelve owners, giving up to twelve equal interests in the underlying freehold title of the property. Additionally all owners are entitled to accommodation benefits fairly distributed amongst all owners.

What is the price for a shared ownership in The Residence?
The price for 1/12 is £35,000 (3 Bed Retreat) and £32,500 (2 Bed Retreat). However, for owners who wish to own a greater proportion of the property with greater levels of access, it is possible to buy additional interests.
How many properties will be built as part of The Residence at Gwel an Mor?
The plan is to build 55 luxury Retreats.
When does construction commence?
Construction began in January 2011
When will The Residence be completed and ready for owners use?
The plan is to build in phases within 5 years.  However, owners will be able to occupy in the phases that are completed before all are finished. Due to the topography and the design it is expected that there will be little or no inconvenience to owners already occupying their Retreats on site.
As an owner at The Residence, what do I own?
You own an interest in the freehold title of the property which is held by a legally recognised independent Trustee company.
Can I sell or transfer my shared ownership?
Yes you may, at any time. Should you wish to sell your interest in the Retreat, The Residence management will market it for you on an exclusive basis and realise the full market value for you at that time.
What are the Eco credentials of The Residence?
The developer of The Residence is conscious of the importance of minimising energy consumption and has therefore ensured that The Residence properties adhere to the highest practical levels.

The Code for Sustainable Homes takes into consideration elements of design and construction and measures the sustainability on a single national standard.

The Residence lodges achieve mandatory standard for energy and carbon emissions to the Code for Sustainable Homes, level 4. This is significantly higher than the minimum standards of the current Building Regulations
What are the accommodation benefits?
Each owner of a twelfth share will be entitled to 1 week per year in High season, 1 week per year in Mid season plus an additional short break. Extra nights are available to all owners subject to the terms of The Residence Fair Use Policy and a small extra charge for linen, towels and maid service etc.
How far in advance can I book my Retreat?
Aside from the guaranteed fixed weeks that each owner has confirmed annually, short breaks will be allocated on a rolling calendar ensuring fair usage. Owners will be able to submit their preferred choices to the reservation manager who will endeavour to meet all requests. Each Retreat will have a blog page where owners will be able to swap any of their fixed weeks for added flexibility. For all remaining weeks, owners will be able to book subject to availability and The Residence Fair Use Policy.
Can friends or family use my property?
Absolutely, as an owner you are able to nominate friends and family members to use The Residence on your fixed breaks. On the additional breaks there must be one of the owners or listed “names” with the party.
Can I bring in outside guests while I am in residence?
Yes you may, subject to the Terms and Conditions of The Residence.
Are there any annual fees associated with The Residence property ownership?
There will be an annual service fee of £650, fixed for the first three years. Thereafter, the fee will be a twelfth of the published management and maintenance costs for each Retreat and common grounds and facilities use, plus a 12.5% administration fee. To maintain the Retreats in the pristine condition owners expect, The Residence management will establish a ‘maintenance fund’ into which each owner will be required to contribute £150 p/annum, this will be used for regular refurbishment and replacement in the lodges where necessary. Both fees are to subject to increase in line with the Retail Price Index (RPI).
Is there any minimum/maximum stay for each visit to The Residence?
Each owner will be entitled to 1 week in High season, 1 week in Mid Season and at least 1 short break. Thereafter owners may request additional weeks or short breaks, subject to availability and The Residence Fair Use Policy. On these additional breaks requested, if the owners’ property is occupied by another owner (outside of the fixed period weeks), the management will endeavour to facilitate accommodation in an alternative property at the Residence.
Are there any additional costs?
All costs associated with ownership are included in the annual management and maintenance fee. However, the resort may charge for discretionary use of certain facilities and activities such as horse riding, wild life trips, bike hire, golf etc.
What additional benefits are there for me as an owner at The Residence?
As an owner at The Residence you are able to make full use of all the facilities at the resort. Additionally the management will introduce an Exclusive Owners Members Card entitling owners to preferential rates to onsite activities and various offsite activities and venues in the County.
Is my property guaranteed?
Each Retreat carries a 10 year Latent Defects guarantee underwritten by Allianz - one of the largest insurers in the world.
Does my property have insurance?
Yes, The Residence properties are comprehensively insured, the costs of which form part of the annual service fee.
What happens if appliances/electrical goods/fixtures and fittings are damaged?
The owners will be responsible for any damage or breakages caused by themselves or their guests through negligence or deliberate act whilst staying. The annual maintenance fee includes a contribution towards re-furbishment; monies to be held in an escrow client account and will be used to replace worn items normally dilapidated through wear and tear.
Do I have access to parking facilities?
Yes, each property at The Residence has its own designated free parking space for one vehicle, while further free parking for guests will be available in the main car parks.
What other facilities does The Residence provide to owners?
The list of facilities at Gwel an Mor is extensive and is continually being added to. Facilities currently include: Heated Indoor Pool, Spa, Gym, Sauna, Putting, Croquet, Kids Play Park, Wildlife Activities, Cycle and Mountain Bike Hire, Satellite TV, free Broadband Internet. What is included in the furnishing of properties at The Residence?
All Retreats will be fully furnished and fitted out to a five star standard. A complete list of the furniture pack is available in The Residence Fact Sheet.
What security and safety features do The Residence properties have?
All properties will have independent security locks and intruder alarms. In addition the resort has Closed Circuit Television and operates a coded entry gate to ensure peace of mind to guests and owners alike.
